A New Act for the Theatre Royal: A Glimpse into Margate's Revitalized Cultural Hub

Cabinet members are poised to greenlight the next phase of a comprehensive three-stage plan. The initial and most crucial stage centers on the complete renovation and reopening of the main theatre building.
Phase One: A Stage of Transformation
Phase one encompasses a range of impressive upgrades, including:
- A brand-new extension featuring accessible dressing rooms, a modern lift, a stylish bar, and a convenient stage door, all overlooking a newly designed public piazza.
- Auditorium and Front of House enhancements, such as improved seating arrangements, optimized sightlines, and enhanced railings. Upgraded bars and restrooms, along with increased stair access and accessible seating in the stalls, will further elevate the visitor experience.
- Essential infrastructure upgrades, including complete rewiring, a new electrical supply, and state-of-the-art ventilation, heating, and hot water systems. Emergency lighting and an advanced fire alarm system will be installed, along with technical stage wiring and equipment.
- Extensive repairs to the building's fabric and a comprehensive refurbishment throughout the facility.
A central element of the design is the creation of a vibrant public piazza. This will be achieved by closing the road between the theatre and 19 Hawley Square, resulting in a safe and inviting gathering space for audience members.
Timeline and Funding
Planning and listed building consent for Phase One are slated for submission in February. On January 22nd, cabinet members will be asked to approve procurement for Phase One construction and allocate an additional £1 million to the project.
Funding for the project has been secured through various channels. In March 2021, £2.2 million from Margate Town Deal's £22.2 million funding was earmarked for the Theatre Royal. Following the venue's closure in April 2022, an additional £2.8 million from a repurposed highways and public realm project was reallocated to the theatre. Currently, £3.4 million remains from the original allocation.
With the recent allocation of an extra £1 million from the highways scheme, the theatre's overall budget will reach £6 million. This budget will cover design costs, masterplan development, and initial works to ensure the building is watertight.
Operational Strategy
Councillors will also approve the selection of an independent operator through a lease agreement, instead of establishing a charitable trust. This decision was made due to unsuccessful applications for significant external revenue funding. A lease agreement is expected to ensure the project's financial sustainability and long-term resilience.
Future Phases
- Phase Two: This phase involves the renovation and refurbishment of 19 Hawley Square, transforming it into a performing arts center and artist accommodation. While a funding plan is in place, funds are currently unsecured.
- Phase Three: This phase focuses on further decarbonizing the theatre's operations using renewable energy technology. Funding and partnership discussions are ongoing, but funds are currently unsecured.
Financial Overview
The Theatre Royal and 19 Hawley Square Masterplan is estimated to cost £7.2 million across both buildings, with £4.1 million allocated for the selected phase one scheme to reopen the Theatre.
